Planning and Development Act 2005

The City of Kalamunda has received an application for a Local Development Plan (LDP) at Lot 170 (44) Maida Vale Road, Maida Vale. Prior to considering the application, it is council policy to give landowners the opportunity to comment.

The Western Australian Planning Commission has granted an approval for a thirty-four Lot freehold subdivision. As part of the subdivision approval, a Local Development Plan (LDP) is required to be prepared for the lots. A LDP is a planning mechanism used to coordinate development and assist in achieving better built form outcomes.

The proposed LDP incorporates variations to the ‘deemed to comply’ provisions of the Residential Design Codes (R Codes), with the aim to guide development for the affected lots.

The LDP proposes variations to the following elements of the R Codes:

  • Setbacks of Garages and Vehicular Access;
  • Street Setbacks
  • Lot Boundary Setbacks;

In addition to the above R Code provisions the LDP includes requirements for tree retention and the City’s Local Planning Policy 9 – Dual Density Design Guidelines.

A copy of the local development plan is available for viewing in our document library and a hard copy is available at the City’s libraries.
