Project Summary
The Norm Sadler Pavilion upgrade is a central component of the Maida Vale Reserve Master Plan, a long-term vision for the precinct endorsed by Council in December 2018.
Home to the Kalamunda Rangers and Kalamunda City Football Club, the Norm Sadler Pavilion supports a range of popular local sports including baseball, cricket, football (soccer), teeball and softball.
The scope of works includes the construction of three new player changerooms, an umpires’ changeroom, a first aid room, storage facilities, and new internal toilets. In addition, four existing changerooms, along with kitchen and social areas, will be refurbished to better serve the growing needs of the local sporting community.
Project Updates
Early works at the Norm Sadler Pavilion are now complete. The contractor took possession of the site on 10 March 2025, with asbestos-containing materials safely removed and certified by 22 March. Interior demolition of the pavilion commenced on 28 March and has now been fully completed, paving the way for the next stage of construction.

Works are progressing well at the Norm Sadler Pavilion. Plumbing pre-lays are complete, and earthworks are nearing 90% completion. Surveying and pegging for the new retaining wall have been finalised, with installation of water and power feeds to the kiosk now 70% complete. Some delays have occurred due to the pending removal of existing asbestos-containing stormwater pipes, which is holding up stormwater installation and retaining wall construction.






Demolition of all brick walls and ceilings has been completed, and plumbing pre-lays within the pavilion building are now finished, marking steady progress on the project. Key construction activities for the month included completing the concrete footings for the retaining wall, demolishing the existing concrete slab to allow for installation of a new discharge pipe from the grease trap to the proposed Aerated Treatment Unit (ATU), trenching and installing the discharge pipe from the kitchen grease arrestor to the new ATU, and removing the existing septic tank.
Despite this progress, the project has encountered delays due to the necessary removal of Asbestos Containing Materials (ACM) from the site. This has impacted the overall timeline, resulting in an extension of the contract completion date to 30 March 2026.



The site has undergone significant progress, including structural groundwork, service installations, equipment procurement, and relocation tasks, setting the stage for the next phase of construction.






The new pavilion is taking shape, with works on the extension to the existing building underway. As part of these works, additional steelworks have been installed to strengthen and integrate the new structure with the existing pavilion.




Overall works are approximately 40% complete, with strong progress across both the new changerooms and upgrades to the existing facility. Key milestones include completion of all brickwork and 90% completion of electrical, plumbing, and structural steel works.
Work on site is progressing steadily, with notable changes observed over the past few weeks. Summary of works include:
- Installation of roof trusses
- Construction of footings for the shade sail
- Repairs to existing roof sheets in Changerooms 1–4
- Ongoing plumbing services installation in the ceiling for the new build area
- Internal wall rendering
- Mechanical services installation
